Activity in the The Sun City Grand real estate market rebounded nicely in October with prices rising as well. The number of homes sold in Grand for the month of October was up 28% over September, but down 7% from last year. The average sale price increased 5% over September and was up 29% year over year. The average days on market was 34, which is a 55% decrease from September and 56% less than October 2017. The burn rate (number of homes currently under contract/homes actively on the market) is 2.15 months, still a seller's market. Currently there are 75 homes on the market in Grand and 65 under contract, which foreshadows another strong market report in November. The 12 month moving average price $308,717, continues to edge up, 5% over 2017.

The Villas at Anthem real estate market had no sales during October, 3 less than September and 1 less than October 2017. There are currently 4 homes on the market in The Villas, and 2 homes currently under contract. The 12 month moving average price, $188,492 continues to ratchet up and is up 16% versus October 2017.

Home sales dropped but prices continued to rise in the Anthem Parkside real estate market during October. Sales decreased 19% from September and dropped 10% year over year. The average sale price increased 4% versus September and was up 14% over October 2017. The average price per square foot increased 4% from September, and was up 14% year over year for the Parkside. The average days on market was down 20% compared to September and was down 7% versus October 2017. The inventory of homes on the market is at a 2.44 month’s supply, still marking a seller's market. The 12 month moving average, $319,747 is up 8% from last year. The number of homes currently on the market slipped to 78, while the number of homes currently under contract in the Parkside
Prices AND sales activity plummeted in the Anthem Country Club real estate market during October. The total number of homes sold in the Country Club was down 30% versus September and was down 27% from October 2017. The average sale price dropped by 22% from September, and was down 12% from October 2017. The price per square foot also fell 2% from September but was up 12% year over year. Some good news, the days on market dropped 30% versus September, and was down 42% year over year. The burn rate, (or homes under contract versus homes on the market) is now 3.71 month’s supply, still a buyer's market.
