Her real estate education started with Del Webb in Sun City West. She worked in customer relations and advancing to the supervision of the Contracts department in the model Home Center.
She has intimate knowledge of the home floor plans and area in Sun City West, Sun City Grand, Corte Bella plus the surrounding areas of Surprise, Glendale and Peoria.
10 years with Del Webb and then 10 plus years as an independent Realtor in the area. Lona’s passion is treat all of her clients as she would want to be treated. In March, 2018 we discovered that our fully furnished 994 sq ft , 1 bedroom, 1 bathroom garden apartment had become more difficult to find seasonal tenants. We had a choice: 1) sell the property and deal with the capital gain and depreciation, 2) keep the property and recognize a low cash flow, or 3) exchange the property for a more marketable town home. A 1031 tax deferred exchange can be tricky. Once a property is sold, the investor has only 45-days to identify the replacement property. Lona King was wonderful! She found a great 1403 sq ft 2 bedroom, 2 bathroom townhome in an HOA that allowed rentals. She previewed the property for us. We made a full price offer with a 60 day or sooner closing and Lona got it under contract after educating the seller's agent that a 1031 exchange was not a conditional sale. We flew out and accompanied Lona's home inspector. Lona submitted a list of corrections the sellers needed to make and successfully negotiated the list with the seller. Lona then listed our garden apartment and got it sold at more than our full asking price in 2 hours! COE for the sale was 7/23/18. Lona arranged for us to rent back the property until would could move all the furnishings into the replacement property. COE for the purchase property was 7/24/18. Lona connected us with a highly experienced painter who could also remove wallpaper, an experienced carpet and tile layer/cleaner, and an experienced landscaper who could remove all the trees and vegetation and replace with decorative rock in the courtyard. Lona is working with our rental property manager to help find a prospective tenant for this fall and winter. If you want results; hire Lona and explain the parameters of your needs and she will not disappoint you!
Lona was amazing. From the first time I met Lona I knew she was the Realtor that I wanted to help me sell my Mom's home. Her experience, knowledge of the homes in Sun City West and her professional guidance from listing, staging and closing was such a help to me. I don't think I could have gotten through all of this without out her and her son Billie who was also a big part of this journey. Jim and I feel we got the best realtors in not only Sun City West, but the Phoenix area. Lona King and Billy Heinzman did a fantastic job in the following areas: presentation to us in presenting what they felt would sell the house based on their experience, they were professional, down to earth, and great listeners to our questions or concerns. Lona knew the territory of Sun City West which is vast compared to another realtor we interviewed. Both Lona and Billy didn't rush through the presentation yet seemed to cover all aspects that as sellers we wanted to know. What really blew our minds was the confidence they had on how fast the house would sell. They were honestly stating that the condition of our home and garden was special. At first we just thought it was a sales approach and not until a few week in preparing to sell the home did we realize just how much Lona and Billy worked at preparing marketing the property. It blew our minds! The brochure, the professional photographer, the well written description of the house with a few chosen words, placing the colored brochures in the holder on the for sale sign and much more. The details were exceptional! Not only that, Billy created a brochure in color of all the plants I had with their common and scientific names that were a big hit with the public. When I showed my neighbor the marketing brochures she was blown away with all of it and loved the plant brochure because she doesn't know the names of many plants and can learn from the plant brochure. She wanted all the information I had on Lona and Billy because she has a friend who is thinking of selling her home. In closing, I want to mention that the sale price of the house, which we thought was a little to high, Lona rightly said one can always come down in price but rarely go up. She was spot on. The second person who came to see the house bought it at a price that we were hoping for, which was lower than the listed price. So buyer and seller are happy. We have raved about Lona and Billy too everyone we know who might now or in the future need a realtor. I gave our brochure to all I could and told them to remember their names. In closing you are asking for visuals. I suggest you get a copy of the brochures Lona and Billy created and study them.
Lona was great!! She listened to what I wanted. She took me around to multiple properties so she had a feel for what I was looking for. By the way ... I live in Minnesota! All long distance! I also wanted a lot that would allow me to build an extra garage. I think we hit the mark. Also could not go over a certain dollar amount. We hit that pretty well also. She has great patience as well. I would recommend her anytime to everyone! Thanks Lona!!
